Our Rental Policy

If you are interested in renting from Herrick Property Management Inc., please read below to get a general overview of our rental process.

Viewing A Vacant Unit:
You can make an appointment to view a unit by calling our office. If the office is closed please leave a voice message at extension #17.

Rental Procedure:

1. Application: Each prospective renter must be 18 years or older and complete a rental application. A credit check will be run off your application. Incomplete or inaccurate rental applications may delay the processing of the application.

2. Application Fees: At the time of submission, a processing fee of $30.00 for each application must be paid.

3. Application Process: It takes one to three days to process an application, longer if the application is incomplete and / or references are difficult to contact. The most qualified applicant will be selected for approval.

Approval / Move-In:

1. Notification: Applicants will be notified by phone as soon as they are approved. Applicant will be required to provide a $500.00 deposit within 24 hours of being approved. This deposit must be paid with a cashiers check or money order (no personal checks will be accepted).

2. Move-In: The applicant will be required to meet the following criteria before moving in.

a. Rental agreement must be signed by all applicants
b. Security deposit must be paid in full with a cashiers check or money order – no personal checks will be accepted.
c. First month rent must be paid in full with a cashiers check or money order – no personal checks will be accepted.

3. Rent: Rent is due on the first day of the month and is considered late after the third day of the month.

a. We do not send a billing statement for rent.
b. Late rent is subject to a late fee.

4. Pro-Rate: Regardless of the number of days during the month, pro-rated rent is calculated by dividing monthly rent by thirty (30). The resulting number (daily rate) is multiplied by the number of days the unit will be occupied in the pro-rated month.

a. Example – if your rent is $1,000 / month – and you begin renting on the 10th of the month, of a month that has 30 days – your prorated rate would be = $693.00 for that month.

5. Pets: All pets must be approved in writing in advance with an addendum to the Rental Agreement. If a pet is approved, there may be an additional security deposit.

6. Responsibility: Al residents are responsible for all charges incurred under the terms of the Rental Agreement.
